After more than 2,000 visits to more than 100 downtown Chicago apartments, the results are in. Check out HotSpot Rentals winners for The Best of Chicago’s Downtown Apartments 2017.

The “Best of” Categories

During the first half of 2017, we polled our agents and asked them to rank their top Chicago apartments from these five categories:

• Best New Apartments
• Best Luxury for Less Apartments
• Best Dog Friendly Apartments
• Best Luxury Apartments
• Best Overall Apartments

The Best Overall Apartments went to AMLI Lofts in the Printer’s Row area of South Loop and Wolf Point West, which was a double winner, taking home Best Luxury Apartment as well.

I’m choosing Wolf Point West because of the “wow” factor. My customers are always speechless when we tour here.

Chicago is experiencing spectacular growth in the number of downtown luxury apartments, and the choices for renters are seemingly endless. In 2017, we are expecting to finish the year with an additional 4,500 units in the market, mostly from the luxury apartment category. That puts this market around 50,000 units… not bad, Chicago!

What’s Next for Downtown Chicago Apartments

Hold on tight, because 2018 and 2019 are expected to be much of the same, with an additional 8,000 units planned. We expect to see even more over-the- top amenities, a continued focus on green living, and plenty of catering to pets and their owners.

The increase in inventory should also cause net rent prices to stay relatively flat, with properties continuing to use promotions and incentives to keep occupancy rates moving in a positive direction.
