1000M Skyscraper To Add 738 Apartments In Chicago’s South Loop

After an excruciating delay (thanks, Covid), construction on 1000M – a new luxury apartment tower in South Loop – is underway. At 73-stories tall, this luxury apartment tower will be an impressive addition to the city’s skyline.

1000M APARTMENTS’ DEVELOPER AND DESIGNER

Extending their reach into the Midwest, New York developers Time Equities and JK Equities partnered on this project. Both firms have an extensive portfolio, but this is their first collaboration in Chicago. JK Equities also recently completed a condominium in the West Loop. The elegant mid-rise, 1400 Monroe, was named Best New Development by Chicago Agent Magazine.

While the developers are newcomers to Chicago, they definitely picked a local legend to handle design duties. Internationally-renowned architect Helmut Jahn designed 1000M. His prolific career spanned over 50 years, with famous structures all over the world. His iconic work in Chicago includes United Airlines Terminal 1 at O’Hare International Airport, One South Wacker building, and the James R. Thompson Center.

Tragically, Jahn’s life was cut short in May 2021 after a cycling accident near his home in suburban Chicago. 1000M is one of his final works and the 73-story, 788-foot skyscraper will be his tallest in Chicago.

DESIGN DETAILS FOR 1000M APARTMENTS

For his entire career, Jahn was forward-thinking, and 1000M is no exception. It’s designed with hallmarks of the new generation of Chicago architecture, including a glass and metal facade with curved corners that rise high into the South Loop skyline.

The design is green too, meeting Chicago’s 2017 Sustainable Development Policy, plus two Green Globe certifications.

Pedestrians walking near 1000M will enjoy the improved ground-level ambiance. And, the self-contained parking system will avoid congestion, enhancing this busy block of Michigan Avenue in the South Loop.

THE 1000M APARTMENT’S INTERIORS

Specific details have yet to be announced for 1000M’s 738 luxury apartments. However, the renderings appear to show floor-to-ceiling windows and inset balconies on several units. I would expect the details to be on par with other high-end luxury apartments with hardwood flooring, designer stainless steel appliances, stone countertops, in-unit laundry, and smart-home features.

The mix of apartment unit types will have something for everyone. Studio apartments will dominate the building at 50% of the units. The rest of the layouts include 25% one-bedrooms, 20% two-bedrooms, and 5% three-bedrooms.

Looking to live up in the clouds? If you ever dreamed of living in a sprawling penthouse apartment, 1000M’s penthouses are expected to be up to 3,000 square feet. With unobstructed east views overlooking Grant Park and Lake Michigan, the 1000M penthouse apartments in downtown Chicago will surely be in high demand.

There will also be a total of 23 on-site affordable units including 11 studios, 6 one-bedrooms, 5 two-bedrooms, and 1 three-bedroom unit.

THE AMENITIES AT 1000M APARTMENTS

We are getting a sneak peek of the amenities coming to 1000M, and boy are they lush. A whopping 75,000 square feet of indoor and outdoor social and recreational conveniences will be available to residents.

The amenities include a 24-hour fitness center, yoga studio, a winter garden terrace with a fire pit, hot tub, outdoor pool deck with cabanas, grilling stations and alfresco seating, a golf simulator, a private dining room, concierge service, and a rooftop bar and lounge.

In addition to the 73rd-floor rooftop deck, additional outdoor terraces will be found on four other floors, including two green decks. 1000M will also be the newest pet-friendly apartments in Chicago’s South Loop, and even doggies will have an amazing outdoor deck with a dog run.

If you need a parking space, an inventive central self-contained parking garage will hold 325 vehicles. Bicycle storage will also be available on-sight.
